Situated a little less than a kilometer south of the village of St Martin de Vers, on the D32, in theVers Valley, Le Moulin de Roumégas, an 18th century water mill, occupies a space of about one acre with further (detached) land of about ten acres. We refer to this one acre area as our 'garden'.

House and garden access is along a short drive surrounded by privet hedgerows, leading to a car parking area. A short footpath then leads to the main entrance through a couple of flower beds. Directly in front of the main entrance is the Mill Pond (about 6 meters wide and 20 meters long), home to a wide variety of wildlife. The Mill Pond is fed by the Mill Stream which is controlled by sluice gate at a junction with the river Vers about 3/4 kilometer upstream.

The sluice gate under the mill is still operational, with a glass viewing panel in the floor of the old mill room (described here as the guest room), but sadly, the mill paddle wheels no longer exist. We have been told by a hydraulics engineer that a water turbune electricity generator is feasible, but we have never investigated it.

The garden is lined on the east side with trees and the D32, on the other side by a stream carrying the water outflow from the original mill. In the garden are the pool (of course), a wild fig bush, a black fig bush and a few fruit trees, namely Reine Claude (greengage), mirabel (small, very sweet plums), cerise (cherry, dark red, early harvest), cerise (cherry, light red/yellow, later harvest), peche de vigne (an old local variety of peach, dark red and very sweet). The fruit trees surround a Chataigne/Marigoule (chessnut, with nut cases that contain only one or two large nuts). All the trees are well established and about 5/6 years old, each being 2/3 years when planted 3/4 years ago.

The pool, installed about 5 years ago is of the 'liner' type, and is now fenced according to the latest legislation. It is of the latest salt electrolising type and requires little maintenance. The filtration and electrolising equipment is housed in an adjacent small brick built hut.

In addition to the one acre garden, the house comes with a further ten acres of land, mostly scrub and woodland.

The house, an unusual 'V' shape on three levels, is all centrally heated, and all doors and windows, except the bedroom, have been replaced with double glazed hardwood units. The main entrance, on the middle level, leads straight into the lounge/diner, with original oak beams, a new 14KW log burner (just 2 years old), staircases (one up, one down), door onto the balcony and a door to the kitchen. The kitchen is only just over one year old, with solid oak doors and granite worktops, all new built-in appliances (fridge/freezer, oven, combination oven/microwave, dishwasher, ceramic hob, extractor vented outside), a door to the balcony and a small walk-in pantry (with shelves and storage). Between the kitchen and lounge there is a loo, also new just over a year ago, with a hand basin. There is an English satelite service in the Guest Room (Mill Room), and English and French services in the lounge.

Upstairs is the master bedroom again with original oak beams. It is a good size with built-in wardrobes at the far end. We also use one end of this room as an office, windows overlook the mill pond. A door from the bedroom leads to the bathroom.

Downstairs from the lounge/diner is the guest/second bedroom, housed in the old milll room with two original pairs of mill stones. Completely self contained there is a kitchen area with cupboards, cooker and sink, room for a large sofa/chairs, double bed, and a toilet/shower room.

A large garage completes the house accommodation, housing the oil fired central heating boiler (Veissman, only four years old) and its associated oil tank. There is ample storage space, at the moment filled with our junk with no room for a car at all!!
